Abstract: Since its initial publication, Loft Living has become the classic analysis of the emergence of artists as a force of gentrification and the related rise of ""creative city"" policies around the world. This 25th anniversary edition, with a new introduction, illustrates how loft living has spread around the world and that artists' districts - trailing the success of SoHo in New York - have become a global tourist attraction. Sharon Zukin reveals the economic shifts and cultural transformations that brought widespread attention to artists as lifestyle models and agents of urban change, and explains their role in attracting investors and developers to the derelict loft districts where they made their home. Prescient and dramatic, Loft Living shows how a declining downtown Manhattan became a popular ""scene"", how loft apartments became hot commodities for the middle class, and how investors, corporations, and rich elites profited from deindustrializing the city's factory districts and turning them into trendy venues for art galleries, artisanal restaurants, and bars. However, this edition points out that the artists who led the trend are now priced out of the loft market. Even in New York, where the loft living market was born, artists have no legal claim on loft districts, nor do they get any preferential treatment in the harsh real estate market. From the story of SoHo in Lower Manhattan to SoWa in Boston and SoMa in San Francisco, Zukin explains how once-edgy districts are transformed into high-price neighborhoods, and how no city can restrain the juggernaut of rising property values.

Abstract: Gentrification, the conversion of socially marginal and working-class areas of the central city to middle-class residential use, reflects a movement, that began in the 1960s, of private-market investment capital into downtown districts of major urban centers. Related to a shift in corporate investment and a corresponding expansion of the urban service economy, gentrification was seen more immediately in architectural restoration of deteriorating housing and the clustering of new cultural amenities in the urban core. Research on gentrification initially concentrated on documenting its extent, tracing it as a process of neighborhood change, and speculating on its consequences for reversing trends of suburbanization and inner-city decline. But a cumulation of 10 years of research findings suggests, instead, that it results in a geographical reshuffling, among neighborhoods and metropolitan areas, of professional, managerial, and technical employees who work in corporate, government, and business services. Abstract: Since the demise of urban renewal in the early 1970s, the politics of large-scale public investment in and around major American cities has received little scholarly attention. In MEGA-PROJECTS, Alan Altshuler and David Luberoff analyze the unprecedented wave of large-scale (mega-) public investments that occurred in American cities during the 1950s and 1960s; the social upheavals they triggered, which derailed large numbers of projects during the late 1960s and early 1970s; and the political impulses that have shaped a new generation of urban mega-projects in the decades since. They also appraise the most important consequences of policy shifts over this half-century and draw out common themes from the rich variety of programmatic and project developments that they chronicle. The authors integrate narratives of national as well as state and local policymaking, and of mobilization by (mainly local) project advocates, with a profound examination of how well leading theories of urban politics explain the observed realities. The specific cases they analyze include a wide mix of transportation and downtown revitalization projects, drawn from numerous regions --most notably Boston, Denver, Los Angeles, New York City, Chicago, Atlanta, Dallas, Portland, and Seattle. While their original research focuses on highway, airport, and rail transit programs and projects, they draw as well on the work of others to analyze the politics of public investment in urban renewal, downtown retailing, convention centers, and professional sports facilities. In comparing their findings with leading theories of urban and American politics, Altshuler and Luberoff arrive at some surprising findings about which perform best and also reveal some important gaps in the literature as a whole. In a concluding chapter, they examine the potential effects of new fiscal pressures, business mobilization to relax environmental constraints, and security concerns in the wake of September 11. And they make clear their own views about how best to achieve a balance between developmental, environmental, and democratic values in public investment decisionmaking. Integrating fifty years of urban development history with leading theories of urban and American politics, MEGA-PROJECTS provides significant new insights into urban and intergovernmental politics.
