Research Design: Qualitative, Quantitative, and Mixed Method Approaches

Access to decent housing in cities and urban areas in Nigeria continues to be a problem, especially for low-income households. Government policies over the years have proven ineffective to address the problem. It is proposed that an improvement in housing access for middle-income earners has the potential to help redress the problem, allowing the government to focus attention and direct resources towards addressing housing for the low-income households in the country. This study seeks to investigate the factors that could enhance middle-income household homeownership in Nigeria, using Lagos Metropolis as a case study.

The study adopted a single case study research strategy using a quantitative-qualitative mixed methods approach. Data for the quantitative study was obtained using a questionnaire survey of the low and middle-income earners in Lagos Metropolis. Conversely, qualitative data was obtained through qualitative interviews with housing experts. The data were analyzed using binary logistic regression (quantitative data) and thematic analysis (qualitative data). Research findings were then validated with experts from the public and private sectors.

The findings of this research established that income, age, and savings continue to be positive determinants of homeownership, while household size and weak housing policies contribute negatively to homeownership in Lagos Metropolis. Contrary to the widely held notion that access to the mortgage is the strongest factor influencing homeownership in Nigeria, this study found that access to land and title documentation are more crucial to middle-income homeownership than mortgages in Lagos Metropolis.

The original contribution to knowledge is the introduction of a new framework for enhancing homeownership among middle-income earners. The framework can be used by the housing industry and policy makers to inform new policies and create new housing products. Secondly, it contributes new knowledge on homeownership emphasizing that land, is a critical factor affecting homeownership among middle-income earners in Nigeria’s urban centres. The study is not totally generalizable and cannot be replicated statistically in other cities due to varying socio-economic circumstances, it can be extended conceptually and methodically in determining key factors influencing homeownership in cities in Nigeria.

Enhancing homeownership opportunities among middle-income earners in Nigeria : a case study of Lagos Metropolis

The Philippines’ real estate (RE) market vis à vis its government’s collective efforts to accelerate its digital transformation faces prevalent illegal RE practices online on top of limited publicly accessible data for decision-making and decentralized and highly regional RE markets. As the middle-income millennials’ and Gen Zs’ purchasing power rises, these increasingly important consumer groups might fall prey to online RE colorums or make bad RE investment decisions. In anticipation of big data, ML, and AI becoming integral to the Philippine RE industry, this study extends the theory of the planned behavior model to account for RE investment and illegal practice and to build a theoretical basis for foundational models. A total of 400 Filipinos aged 15 to 42 from different regions in the country responded to a self-administered online survey questionnaire. The model was assessed using partial least squares structural equation modeling (PLS-SEM) and was proven to be sufficient to explain the proposed model. Results from the partial least squares structural equation modeling (PLS-SEM) revealed that during inflation, risk tolerance (RT), perceived property value (PPV), and aversion from illegal practice (IP) significantly influence millennials’ and Gen Zs’ intention to invest in the RE market, implying that they would consider prioritizing profitability at the expense of sustainability. Thus, a collective commitment to provide transparent and real-time data on RE KPIs and projects is necessary for safer and optimized operations while ensuring the sustainability of current and future projects.

Antecedents of Real Estate Investment Intention among Filipino Millennials and Gen Z: An Extended Theory of Planned Behavior

With the focus being shifted towards ethical consumption, understanding ethical consumer behaviour is getting more fundamental for business houses. On the basis of the variables proposed in the Ajzen’s theory of planned behaviour, the present paper attempts to explain the predictors of intension formation towards purchase of ethical products in Rwanda. Purposive sampling technique was used to select 400 generation Y consumers of Rwanda which were further divided into college students, government/public sector employed people, private sector employed people and self-employed people. Through descriptive analysis and multiple regression analysis, it was observed that attitude, subjective norm, and perceived behavioural control are significant factors which influence the consumer’s intention formation towards purchase of ethical products. Examining The Ajzen’s Predictors of Intention Formation towards Purchase of Ethical Products in Rwanda

Mortgage financing has been the most effective source of financing homeownership. However, 80-90 percent of homeownership in Nigeria is not through this important source. This paper adopted a unique approach of understanding the bane of homeownership through mortgage financing using the Theory of Planned Behavior (TPB). A sample of 300 potential homeowners in Bauchi Metropolis, Nigeria, was drawn to respond to the closed ended questionnaires distributed to them. 235 questionnaires were considered valid for further analysis. Partial least square-Structural Equation Modeling (PLS-SEM) was used to analyse the data. It was found that the exogenous constructs of TPB (Attitude toward mortgage, subjective norms and perceived behavioral control) explained 66.9 (R2=0.669) percent of the variance of intention of using mortgage in financing homeowership. It was found that subjective norm was the most significant factor that determines intention of using mortgage in financing homeownership. The paper recommended that the policy makers should design mortgage policies in such a way as to reflect the diverse aspiration of the people. The mortgage institutions are also recommended to have diverse mortgage windows that accommodate all cultural and social diversities of people.
