The transit metropolis: a global inquiry

This paper is based on reviewing the literature in the past 10 years on the drivers of land use and land cover change (LULCC) in urban areas. It combines quantitative and qualitative keyword analysis of papers drawn out from the Scopus database. The analysis is primarily based on the number of mentions of keywords in the titles and abstracts of the papers, in addition to the number of keywords appearing in the papers. On the basis of content analysis, a three-level structural categorization of the driving factors was developed. These are presented in a schematic diagram, where the contextual factors are shown as influencing economic and financial factors and policy and regulation, which in turn influences transportation investments and availability, and industrial and residential location choices. Transportation availability was seen as the most frequent factor identified in the literature. This research contends that LULCC is mostly determined by interactions among these four themes in a three-level structure, and on this basis, a model is presented that illustrates LULCC drivers based on local circumstances across the globe.

Driving Forces behind Land Use and Land Cover Change: A Systematic and Bibliometric Review

Long-term sustainable development in developing countries requires researching and projecting urban physical growth and land use/land cover change (LUCC). This research fills a gap in the literature by exploring the issues of modelling coupled LUCC and urban growth, their causes, and the role of policymakers. Tabriz metropolitan area (TMA), located at north-west Iran, was chosen as a case study to design an integrated framework using four well-established methods: cellular automata (CA), Markov chains (MC), logistic regression (LR), and stepwise weight assessment ratio analysis (SWARA). Northern, north-west, and central TMA were affected the worst by urbanisation and the loss of cultivated and grassland between 1990 and 2020. The accessibility of arterial roadways and proximity to major cities influenced these changes. Three scenarios characterise LUCC dynamics: the uncontrolled growth scenario (UGS) and the historical trend growth scenario (HTGS) foresee significant loss of cultivated land and continued urban expansion above the long-term average in 2050, while the environmental protection growth scenario (EPGS) promotes sustainable development and compact urbanisation. This study's methodology can follow and investigate the coupled dynamics of LUCC and urban growth spatially and temporally.

An Integrated Modelling Approach to Urban Growth and Land Use/Cover Change

A goal of land change modelers should be to communicate scenarios of future change that show the variety of possible future landscapes based on the consequences of management decisions. This study employs the Markov-FLUS model to simulate land-use changes in Hubei Province in multiple scenarios that consider social, economic, and ecological policies using 18 driving factors, including point-of-interest data. First, the Markov-FLUS model was developed and validated with historical data from 2000 to 2020. The model was then used to simulate land-use changes from 2020 to 2035 in four scenarios: natural development, economic priority, ecological protection, and cultivated land protection. The results show that the Markov-FLUS model effectively simulates the land-use change pattern in Hubei Province, with an overall accuracy of 0.93 for land use simulation in 2020. The Kappa coefficient and FOM index also achieved 0.86 and 0.139, respectively. In all four scenarios, cultivated land remained the primary land use type in Hubei Province from 2020 to 2035, while construction land showed an increasing trend. However, there were large differences in the simulated land use patterns in different scenarios. Construction land expanded most rapidly in the economic priority scenario, while it expanded more slowly in the cultivated land protection scenario. We designed the protection scenario to restrict the rapid expansion of construction land. In the natural development and economic priority scenarios, construction land expanded and encroached on cultivated land and forests. In contrast, in the ecological protection scenario, forests and water areas were well-preserved, and the decrease in cultivated land and the increase in construction land were effectively suppressed, resulting in a large improvement in land use sustainability. Finally, in the cultivated land protection scenario, the cultivated land showed an increasing trend. The spread and expansion of construction land were effectively curbed. In conclusion, the Markov-FLUS model applied in this study to simulate land use in multiple scenarios has substantial implications for the effective utilization of land resources and the protection of the ecological environment in Hubei Province.

The spatio-temporal dynamics of urban growth and population in metropolitan regions of Iran

The goal of this study was to find out how suitable the existing design of urban forms is for adopting transit-oriented development (TOD) basic ideas. Within a major metropolis and a medium-sized city, three varieties of Iranian urban fabric (historic, transitional, and modern) around transit stations were selected using the case study research technique. Then, for two sizes of station areas (macro) and street scales (micro), several TOD design dimensions were evaluated. The results of the comparative research indicated that Iranian cities offer greater chances for TOD design in inner urban areas (including historical and transitional urban forms), whereas microscale characteristics are less reliant on the kind of urban form.

Which Fabric/Scale Is Better for Transit-Oriented Urban Design: Case Studies in a Developing Country

The study investigates how market uncertainty and government ownership are associated with tax avoidance and auditor's opinion. The Iranian market is highly volatile and dominated by government ownership, which holds implications on the shareholders' interests. Our research uses a comprehensive data set of 115 listed companies in Tehran Stock Exchange during 2012-2018, using logistic regression technique. We find out that market uncertainty intensifies the positive relationship between tax avoidance and the auditor's modified opinion. The findings indicate that the government presence in the ownership increases the tax avoidance, and hence changes the auditor's report.

Over recent decades, "Transit-oriented development" has been developed as a new approach based on sustainability concepts. This approach is mainly concerning coordinated action between land use planning and transportation planning which tries to create a clean, people friendly, livable, and dynamic community with growing local economy. Today, old urban centers face enormous challenges in terms of their physical and functional aspects. One of these is traffic congestion caused by heavy movement of private cars. In this regard, this paper tries to mitigate the current challenges and to enhance the quality of Sanandaj city center life, using TOD principles. To do this, SWOT analysis is the main approach of the paper to evaluate the existing conditions of the city centre to reach the suitable strategies. Considering main aim of research, three objectives including increasing spatial and functional sustainability, increasing accessibility and providing sustainable transport options along with easy pedestrian movement, and reducing environmental challenges have been outlined to conceptualize the suitable strategies of the research. The findings show that if TOD is to be widely adopted as a real alternative to automobile-oriented urban pattern, it needs to capture a broad market view from both sides of private and public sectors. Nevertheless, it is really the public sector that is asked to take the lead, set the stage, develop polices and offer important subsidies and assistance to support the creation of TOD in the city centre.
