Facilities management (FM) encompasses and requires multidisciplinary activities, and thus has extensive information requirements. While some of these needs are addressed by several existing FM information systems, building information modeling (BIM), which is becoming widely adopted by the construction industry, holds undeveloped possibilities for providing and supporting FM practices with its functionalities of visualization, analysis, control, and so on. This paper explores how BIM can be a beneficial platform for supplementing FM practices. An online survey and face-to-face interviews were conducted to assess the current status of BIM implementations in FM, potential applications, and the level of interest in the utilization of BIM. Interactions between BIM and FM are defined by illustrating application areas and data requirements for BIM-enabled FM practices. Highlighting the synergy between the two, this paper can help professionals recognize potential areas in which BIM can be useful in FM practices.

Workforce ownership of space in a space sharing environment

This paper reports the results from a dataset comprising 9794 post-occupancy evaluation (POE) surveys from 77 Australian open-plan offices. This paper specifically focuses on a sub-set of 20 offices (n = 2133), identified from ranking 10 offices each, with the least (n = 1063) and highest (n = 1070) satisfaction scores, respectively. The satisfaction scores were evaluated on the basis of seven factors (i.e., building/office aesthetics and quality, thermal comfort and indoor air quality, noise distraction and privacy, personal control, connection to outdoor environment, maintenance and visual comfort, and individual space). Using the POE survey data from 20 offices, regression analyses and two-way ANOVA tests were carried out to understand the differences in occupants’ satisfaction and perceived productivity arising from open-plan offices. According to the statistically significant regression analyses results, it was identified that building/office aesthetics and quality (β = 0.55, p < 0.001) and noise distraction and privacy (β = 0.33, p < 0.001) were the two strongest predictors contributing perceived productivity in low-performance offices. Two-way ANOVA test results for the 10 high-performance offices indicate that the perceived productivity was strongly associated with the office’s physical configuration, the employees’ working experience, and the working hours at that office.

Differences in Occupants’ Satisfaction and Perceived Productivity in High- and Low-Performance Offices

Open-plan layouts have evolved significantly over the last decades with innovative concepts such as ActivityBased Working (ABW) becoming the norm in workspace layout. ABW by definition requires the creation of a variety of spaces for the occupants to select from, depending on requirements of the task at hand. While much research has been done in documenting the impacts of conventional open-plan layouts. Given the hyperbole around ABW coming from the industry, it is surprising that so little empirical research conducted in ABW has been performed to date. This paper aims to contribute to this knowledge gap by examining the impact of different workspace layouts on occupants’ overall satisfaction on key IEQ dimensions, perceived productivity and perceived health. Post-occupancy evaluation results from 5,171 building occupants in 30 buildings from the Building Occupant Survey System Australia – BOSSA – database were used for this analysis. Floor plans were analysed and classified into three broad categories: Hive, ABW and Cell. Results indicated that occupants in ABW layouts were generally more satisfied with IEQ issues, such as space for breaks, interaction with colleagues, space to collaborate, air quality and building aesthetics, compared to those in Hive or Cell layouts. ABW was also in association with higher occupant satisfaction than the other two spatial configurations in terms of overall work area comfort and the overall building satisfaction. Not surprisingly, Cell layouts were more successful in producing higher satisfaction scores on sound privacy and visual privacy.
