Renovation processes are complex and there is a risk of underestimating architectural, cultural, and social values in favor of exterior and interior upgrading, energy efficiency and financing. A synthesized, systematic process is needed for making decisions about renovation measures. The aim of this paper is to survey decision-making procedures aimed for sustainable renovation. We inventory existing tools and methodologies based on (a) a literature review and (b) results from a workshop with participants from the Swedish buildings sector, academia, and other stakeholders. Our results show that there are many tools available but few seem to have reached acceptance in renovation. None of the more established methods and tools addresses a complexity that balances material and immaterial values and they are often too specific. There is a need for simplified tools, especially for evaluating more intangible, experienced values. Instead of one comprehensive tool preferably a methodology for renovation should be developed with references to different tools. In the building sector, renovation should be considered a service-minded process rather than a merely technical one as often is the case in new construction. There is a need to clarify the process and the meaning of the terms, and that need is even more urgent when it comes to the values that are more difficult to define.

Unveiling the Process of Sustainable Renovation

The resilience and capacity of historic buildings to adapt plays a vital role in mitigating climate change through adaptive reuse. The adaptive reuse of buildings is a practical substitute to demolition and has substantial economic, environmental and social benefits. However, tensions exist between the retention of heritage buildings and conformance with regulatory requirements (e.g. energy efficiency to reduce greenhouse gas emissions, disability access, etc.). This raises questions about whether regulatory systems can embrace both green building technologies and heritage conservation principles. Governance of heritage buildings: Australian regulatory barriers to adaptive reuse

Purpose – This paper aims to analyse the relationship between the degrees of involvement of key design participants in the decision‐making process of refurbishment projects on the design performance.Design/methodology/approach – The approach takes the form of a literature review of the published journals and textbooks along with a postal questionnaire with professional architects. In total 234 selected professional architects in Malaysia were involved in a postal questionnaire survey. A total of 82 questionnaires or 36 percent were identified as being fit to be used for the data analysis.Findings – The degree of involvement of key participants are varied at all stages. Greater involvement of key participants is one of the ways to obtain more information on increased integration in the design process. With an increasing level of collaboration amongst researchers, software developers and industry practitioners in the past three decades, building information modelling (BIM) is now recognized as an emerging technological and procedural shift within the architect, engineering and construction (AEC) industry. BIM is not only considered as a way to make a profound impact on the professions of AEC, but is also regarded as an approach to assist the industry to develop new ways of thinking and practice. Despite the
widespread development and recognition of BIM, a succinct and systematic review of the existing BIM research and achievement is scarce. It is also necessary to take stock on
existing applications and have a fresh look at where BIM should be heading and how it can benefit from the advances being made. This paper first presents a review of BIM
research and achievement in AEC industry. A number of suggestions are then made for future research in BIM. This paper maintains that the value of BIM during design and
construction phases is well documented over the last decade, and new research needs to expand the level of development and analysis from design/build stage to postconstruction and facility asset management. Research and application of Building Information Modelling (BIM) in the Architecture, Engineering and Construction (AEC) industry : a review and direction for future research

A literature review suggested that conservation refurbishment work was perceived by design professionals to be inherently more risky than new‐build projects. The objective assessment of risk items helps ameliorate its impact. The results of a large questionnaire‐based survey evaluating specialist design consultants’ risk identification and management approaches are presented. The risk management approaches of specialist design consultants are divergent, reflecting their professional philosophies, educational programmes and experience. Further differences emerge according to practice size and contract value. Particular attention is paid to the responses considering contingency pricing, project budget forecasts and extensions of time. Results suggest that client education via briefing and consultants’ wider use of confidence limits can help improve the management of risk.

The assessment of risk in conservation refurbishment projects

Professional consultants are liable for damage resulting from negligent advice, design or acts. This research examines the perspectives of professionals involved in advice on the built heritage. It examines the risks for consultants as perceived by conservation advisory bodies, insurers, legal consultants and conservation consultants. The paper explores the risks assumed in conservation of the built heritage and control measures generally adopted. Results indicate two types of consultancy advice that incur different risk levels. Conservation consultancy can be separated by the knowledge and experience of the consultant(s) involved, either conservation awareness or general property and construction awareness only. The former can be further subdivided by the particular nature of their advice: advice relating to survey and valuation, and advice relating to repair and refurbishment. Consultants perceive clients to be divided into two categories: informed and uninformed. A typology of clients and professional consultants is presented, which indicates broad risk categories.
