Aviation noise at airports has a significant impact on nearby residents’ quality of life and residential property values. This study evaluated the impact of aviation noise based on house prices by using three different hedonic price models. Two novel independent noise variables, the estimated aviation noise value and noise reward fund are proposed for constructing effective hedonic price models. The real data of real estate transactions from the region defined by the Taoyuan International Airport’s 60–64 dB day-night average sound level (Ldn) and >=65 dB Ldn noise contours are adopted as empirical data. Empirical results showed that the double-log hedonic price model with the proposed estimated aviation noise variables is the most suitable model for this study. Based on the double-log model, this study found that aviation noise has a significant negative impact on house prices in both noise contour areas of 60–64 dB Ldn and >=65 dB Ldn. The rate of decline in house prices is approximately USD 2356.02/dB and USD 3622.78/dB in the 60–64 dB Ldn and >=65 dB Ldn contour areas, respectively. Our results also showed that the noise reward fund had no significant impact on the house prices which implies that the current subsidy method has been maintained at an appropriate level for Taoyuan International Airport.

A General and Simplified Methodology to Define Airport Noise-Influenced Zones and a Measurement of Related Social Costs

Airport noise assessment and mitigation have been recognized as major challenges in the current civil aviation context. This paper aims to provide a general, simple, and flexible methodology to approximate airport noise-influenced zones and quantify the social cost of noise pollution. The proposed methodology performs this assessment without the need for specific software, monitoring stations, and sophisticated data. Airport noise-influenced zones are estimated by relying on publicly available aircraft certification data, while the social cost of such estimation is computed by taking into account the distribution of residential units located within zones affected by noise. We present an application of this method to a group of Italian and Spanish airports, as well as possible beneficial policy interventions in terms of minimization of noise impact on the population living in the airport neighborhoods. In addition, possible mitigation policies are presented in the form of noise surcharges applied to different aircraft categories. 

Airport noise assessment and mitigation: A simple and flexible methodology

This study examines linear and non-linear airport noise effects in the airport region of Duesseldorf, Germany, and extends existing findings with regard to threshold values of airport noise effects. By applying spatial hedonic regression the authors estimate a linear noise depreciation sensitivity index (NDSI) value of 1.0. However, rent devaluations due to airport noise exposure appear to be non-linear. Furthermore they discover statistically significant adverse effects of airport noise exposure in a 500-meter-wide zone extending the standard noise footprint defined by a cut-off value of 55 dB(A) L(den). Airport noise impacts are consequentially underestimated when calculated on the basis of the standard cut-off value defined in Directive 2002/49/EC. (A)
